BTR is a firm out of Timonium, MD that purchases existing buildings and refurbishes them. BTR relies on Tnemec coatings to rejuvenate the appearance of the buildings with the purpose of attracting upscale tenants interested in long-term lease arrangements. In some cases the buildings can sit unoccupied for upwards of five years, so it’s imperative that the appearance of the building is not detrimental to resale.
In October 2006 BTR wanted to refresh the rundown look of the Kaverton Warehouse in the District Heights area of Landover, MD in hopes of attracting new tenants. The building’s concrete was high-pressure water blast cleaned, with all metals being prepared in accordance with SSPC-SP2 and –SP3. Series 180 W.B. Tneme-Crete, an acrylic emulsion, was then applied over the existing paint on the exterior tilt concrete walls. A decorative, high-build coating, Series 180 protects against weather, driving rain, industrial fumes and freeze-thaw.
Next, a coat of Series 1029 Enduratone, a High Dispersion Pure acrylic polymer, was applied over Series 180 to the top 9 inches of the concrete building to create a decorative band that would complement the building’s metal doors, frames and handrails, which also received a coat of Series 1029. A water-based, low VOC coating providing excellent long-term protection, Series 1029 is mildew resistant, exhibits very good gloss and color stability, and may be used over many aged coatings.
David Grossman with Metro Painters in Manassas, VA reports, “Of all the acrylics I’ve worked with in my seventeen years of experience, Series 1029 is by far the most user-friendly. It brushes on evenly and looks great.”
BTR is also happy to report that since the exterior renovation in the fall of 2006, tenants have started to fill the open space in the building.
